A sloped, tightly constrained Orewa section, a resort-style wish list and existing structures to keep. Luijten Landscaping resolved it into terraced zones experienced from inside the house as connected outdoor rooms: pool, spa, dining and lounging.
Floating timber stairs add sculpture; vertical sleeper pool fencing blurs the boundary so the pool never feels caged; glass and timber screening give privacy without closing the garden in. Kwila was secured early so national timber shortages never touched the schedule. Two years on, the owners still love every inch. The judges praised a very well thought out response to a tight site, with spatial clarity and finesse.
